Design Options
Site Layout
This will be the layout scheme that your entire development is based around. SSE will take your property boundary and find the best location for the streets, then create lots that best suit the buildable area of the land and maximizes the number of usable area. Typically a preliminary layout is created using the county assessor’s information for a feasibility study. After the boundary has been established and the necessary topographic information has been gathered, the agreed upon layout is modified to fit this information.
Street Design
After establishing the location of the streets within the site, SSE will design a street system that will allow for a smooth roadway and efficient storm drainage system. Your streets will be built to the specifications of the governing entity to insure that it can be transferred to them when the time comes.
Utility Design
SSE will evaluate your property to find the best solution for utility infrastructure to serve the property. SSE will then work with the all necessary public entities to provide your development with the necessary services.
Grading Design
If you are working with difficult terrain or need to create a building pad for each lot, SSE can create a design that will allow for the most economical means of construction. Our design team has numerous hours of experience on the latest design software along with extensive land grading knowledge.
Shelby Road
This project involves the design of a new 4-lane road that is 2 miles long and will provide development potential to the West side of Poplar Bluff and a major thoroughfare through town. The project will connect Highway W to Highway PP and is project to eventually connect to Highway 53 in the future. SSE secured the assistance of a group of forward-looking individuals and governmental agencies to complete the $5.2 million dollar plan A traffic study was accomplished to determine the feasibility of the new arterial road. The study indicated the road was feasible and from there SSE began the process of obtaining the needed right-of-way. Wetland determinations, archaeological studies, investigations for endangered species and a host of other environmental issues were successfully reviewed by SSE. In addition to putting together the funding package and designing the project, SSE provided materials testing, boundary surveying, construction staking, and contract management for one of Poplar Bluff’s largest City Street projects ever.
Canopy Tours at Branson Zipline
This unique commercial development was comprised of over 30 acres and is home to a steel cable zipline course where participants fly through the Ozark treetop canopy experiencing nature from a different perspective. SSE performed a very difficult site grading plan for the main building, parking lot, driveway, and onsite septic system. The grading of the site proved especially challenging due to the extremely steep terrain. SSE designed an advanced onsite drip irrigation septic system which provides the development with a reliable means of disposing of the sewer. SSE also helped perform the initial layout of the towers serving the zipline course ensuring adequate grade was available for the gravity breaking system used to slow the participants down. This project was designed for TC ECO, LLC of Springfield, Missouri.
Chateau on the Lake of the Ozarks
The project is the development of a $90 million resort/hotel complex on a 30-acre waterfront location of the Grand Glaize Arm of the Lake of the Ozarks. The complex will offer additional conference space to draw larger groups to the area with over 100,000 square feet of exhibition/meeting room space. The hotel and exhibition center will be owned and managed by Springfield-based John Q. Hammons Hotels and Resorts, the nation's leading independent builder, developer, owner and manager of upscale, full-service hotels and resorts. SSE was retained to provide all civil engineering services related to the design of the project. This includes developing a grading plan, erosion control plan, permitting and code compliance, sewer force main and pump station design, design of retaining walls, design of parking lots, paving design, and storm water control design.
Cripple Creek Development
SSE completed the permitting process for a commercial site, Cripple Creek, on PP Highway, a major corridor of commercial development for the City of Poplar Bluff and Butler County. The tract of land consists of 78 acres, of which all the acres have been permitted. The site has been developed for a shopping center complex.
Before developing the property, mitigation actions had to be taken to address adverse stream impacts. SSE facilitated the first "in lieu fee" mitigation with the Little Rock District, Corps of Engineers through the Missouri Conservation Heritage Foundation. The property was classified as being in the floodplain, but has now been removed from this status by a Letter of Map Amendment (LOMA) from FEMA. This opened up the 78 acres for commercial development. During the course of the site development activities, SSE has worked with three owners. The present owner, Paul Duckett, has made a substantial investment in the property and now has a fully developed site for a large shopping center complex. SSE completed the site design which included the grading plan, water and sewer, drainage structures, and access roads. The project included the design of three large box culverts, one of which is over 1,700 feet in length. It also included the design of the largest flood detention structure in the history of the City of Poplar Bluff. Finally, it includes the design of a MoDOT approved signalized intersection on PP Highway. SSE oversaw the dirt moving operations involving approximately 850,000 cubic yards of cut and fill at the site. SSE provided the engineering and construction surveying, materials testing services, and construction observation for this commercial site development project.
