A Few Design Options:
Lot Layout: This will be the lot scheme that your entire development is based around. SSE will take your property boundary and find the best location for the streets, then create lots that best suit the buildable area of the land while maximizing the number of lots available. Typically a preliminary layout is created as a conceptual design. Then after the boundary has been established and the necessary topographical data has been gathered, the agreed upon layout is modified to fit this information.
Street Design: After establishing the location of the streets in the lot layout, SSE will design a street system that will allow for a smooth road way and clean storm drainage. Your streets will be built to requirements of the governing entity to insure that it can be transferred to them when the time comes.
Utility Design: SSE will take the time to study your property to find the best solution for your utility infrastructure and then work with the public entity to provide your subdivision with the necessary services.
Grading Design: If you are working with difficult terrain or need to create a building pad for each lot, we can create a design that will allow for the most economical means of construction. Our design team has numerous hours on the latest design software and have extensive land grading knowledge.
Lighting Design: Lighted streets create an elegant look to your streets they provide security for the community. SSE will work with a lighting manufacturer to create an Illumination plan that will fit your subdivision and spotlight your development.
A few Projects:
Anchor Point Estates: This three phase subdivision, encompassing 26 lots along Black River in rural Butler County, was designed to have 3 acre tracts to allow for individual septic & well systems. It was more rural in nature and did not require lighting, curbs and many of the more urban design needs. This project was designed for Dr. & Mrs. Ladyman and Mr. Phil Childress.
Hidden Acres Subdivision: This urban subdivision was designed for a tract of land in Riverside, a small town along the Missouri river on the west side of Kansas City, MO,. The SSE designers had numerous difficulties to consider on the project. There was some extreme terrain to plan around along with rigid utility and municipal requirements to meet. This design required providing full site grading, sanitary sewer design, water design, storm water design, street design and a lighting plan. We were able to overcome all of the design problems and create a subdivision full of 1/3 acres lots for Mr. Gary Syrna.
The Estates at Oak Knoll: This subdivision was designed for Branson Creek Development, L.L.C. and is located on a 46 acre tract of land in The Communities at Branson Creek which is an upscale Private development located just South of Hollister. Gated for security and privacy, this residential area offers 23 home sites ranging in size from one-half acre to five acres set in some of the Ozark Mountain's most exquisite scenery. This design required us to provide site grading, sanitary sewer design, water design, storm water design, and street design.
Before starting there are a few items you may want to consider concerning your project.
1. What size lots best fit your development?
Lots 5 acres and over are outside of the DNR's jurisdiction, while lots less than 5 acres will require a soils morphologist to determine if they can support a septic tank and well. If you plan on hooking up to an existing public system then visiting with the proper officials will help us determine the appropriate sized lots.
2. Do you plan on placing any deed restrictions on your property?
If you want to limit the number of residences, type of residences, or any other requirements on the proposed property then it may be necessary to establish deed restrictions. If you are planning on having restrictions on your lots we may recommend creating a Home Owners Association to regulate these restrictions. We can help you find a reputable attorney to draw up any deed restrictions and an HOA.
3. What is the name of your subdivision and streets?
All subdivisions require a name before they can be recorded. We will also need to name all the proposed streets for future mailing purposes.
4. How many lots will you need to make your development profitable?
Many times preliminary design work must be done to identify how much land the streets right-of-way as well as rough terrain that is unsuitable for building requires. This information will assist you in determining how many lots you can place on the property. This work will help to provide you with an estimate of construction costs.
5. How much infrastructure do you plan to provide to your buyers?
Do you plan on constructing a gravel lane that will be maintained by the HOA or will you build a paved street with curbs and lighting? What public utilities do you plan to connect to if any? Are you planning a gated community or are looking to create a park or lake? SSE will help you better estimate what these different options will cost. This information will be crucial in the development, construction and marketing of your properties.
6. How will your property connect to the public road system?
Considering if you will need an entrance permit, extra right-a-way, or even a stop sign or signal intersection are all important questions. SSE has the experience, relationships, and knowledge to help navigate the City, County and Department of Transportation rules and regulations.
